I lived in a condo (we still own in and we rent it now) were the dryer vents to an interior location.  With that said, it's NOT AT ALL the ideal situation for ANYONE.  It's completely allowable, but I would not recommend venting to any interior location.

In your case, venting to the exterior just takes a little more effort and not much cost.  I recommend telling the seller that it's unacceptable and backing out that cost to correct from your offer.  Take an open book approach and share your quote with him.  You may even recommend that he use that contractor to make the update.

Good Luck

My wife and I have used an accountant since we married.  Between owning, working, RE managing, and moving between various states, we've never been in a consistent situation from one year to the next.  This year will be no different.  For this reason, we've used an accountant each year.  I'd like to say that I'll eventually do it myself, because that's the type of person that I am, but I've come to realize that some things (like taxes) aren't worth my time.  I would much rather work on my house, develop better systems for my projects, or just enjoy my family.

Whatever you choose, dive deep into it and get as much as you can from the experience, then teach someone else.

@Joe White, welcome to BP from a fellow Philadelphia BP member.

Looked up the four square method and found the link below with an explanation on you tube, for anyone who missed it.  You can also find a downloadable file if you execute a search for four square.

@Mike Lightcap, I would agree with the concerns listed above. Then ask is high for the rents. If the area will sustain and rent increase later, perhaps you can make an offer based upon your full analysis, including capex, occupancy, maintenance, and even a buffer for management. If the seller accepts based upon that analysis, you'll be in a good place over the next year and able to raise rents later.

Don't overpay based upon the assumption of appreciation.

@Dmitriy Fomichenko, thanks for the welcome and the advice. I drive a lot for my FT job, so the podcasts are key.  I will be heading over to the "../meet" area. Immediately.
