accepting the verbal or email excuses, such as: "the check is coming", "I'll send it tomorrow", "my car was broken into."  The worst of it all, I allowed her stories to delay our eviction process.  In the end it took us at least 5 months to get her out. 

That reminds me of another mistake; not using legal representation for the eviction process.

Thanks, @Tony L.!  Best Buy has a deal tonight and I'm considering the purchase.  Your comment was very helfpful.

My wife and I are selling a 2/2 on Green St and looking to purchase a duplex, triplex or quad in Philadelphia or the surrounding suburbs.  While income is key, appreciation sure would be pleasant!! Does anyone have any neighborhood recommendations or warnings.  All inputs are welcome.

The process in Delaware is approximately $50 for the various filings. But  and should budget for having a lawyer complete?  I made the mistake of doing this process myself, resulting in multiple filings, and multiple trips, wasting a lot of time.  You live and you learn.

@Travis Darden,

Consider the $2,500 as your cost for the education that you got out of it. Take note of everything that worked and didn't work, then learn from both. Wholesaling may not be the best fit for you, but you'll know how to better work with a wholesaler on the next occasion.

Here's a free lesson from my past: sell the property in Nova.  If there's any modification that can get immediate profits, do it.  You can reinvest the proceeds into a property in Indi.

I may be staying the obvious, but why allow a situation that will only draw time away from growing your business to fester? Having a systematic process where all rent collection processes occur and ends at the same timex allows investors to better automate  their business.

Zach, I'm planning to go the mult-family route as well once we sell our current rental property. My plan is to reach out to local investors to determine where they are finding the good deals. Try finding a local REI group. Another option is to get in touch with an agent to deals with a lot of investors, she or he should be able to guide you in the right direction and may be in touch with whole sellers and foreclosure specific agents.
