Good job finding a BRRR. As for Property Management in South Jersey try Realty Solutions or NJ Managed. Another option would be to check out the SJREIA network group to meet some other investors that have used different companies.

Hi Jared Berkey It's great that you're getting into investing early! When I started two years ago I was a real estate agent working with only investors. By working with only investors I learned how to invest myself. I learned the ups and downs and what a good deal looks like. I also networked at local REIA's and investor networking groups. I reached out to anybody who is in investing and asked them what they did and how. The fastest way to learn is to find somebody who's already doing it. So I would recommend finding someone in your area who is doing whatever kind of investing you want to do and meet up with them and ask them how they do it. Let me know any questions you have,

Dipti A. The CO and inspections are hard because they take a long time because there are a bunch of items in the inspections and permits. So it delays a lot of sales and tenants moving in. But just like anything else in business you just have to learn the strategy for the area. Ex: factor longer hold times, learn the inspection regulations, make friends with the inspectors and town officials. Etc

Dipti A. Gloucester city is good for cash flow not so much appreciation. The CO inspections are a little rough though, same with permits. Brooklawn Boro is another good cash flow area and depending on where you are in the town potential appreciation. Anyone else know anything about these towns?

Donovon Rogers Investors are buying both buy and hold strategies in south jersey. I buy flip and holds because I'm looking for the most cash flow right now and I also live here so I can manage the construction. The turnkey investors tend to be out of state or people looking for appreciation and minimal work.

Hi Eric C Henry I would say take a look at your business and see what model you're trying to follow. If you're going to be heading towards high-volume you're going to want to hire a GC so rehab can be managed by someone else. If you're going to be going the route of high profit and not a bunch of projects. Then you're going to want to manage the subs yourself. Also look at how much you know about construction maybe the first project you want to hire a GC you so you can learn as much as you can about managing subs before you do it yourself. Sometimes having someone with a lot of experience can make your subs move much quicker when you're still learning. Also look at what position you want to play in your investing. Do you want to be someone who finds the deals, someone who finds the deals, someone who does the construction, or just leverages everything out and managers at all. Answering these questions will also help you figure out where you want to be. Let me know if this helps!
