@Jon Fletcher thanks! I am not looking to sell right now and I have my license so I usually represent myself on my deals - but always open to meeting new people in the industry if you’d like to pass along their contact!

@Steven G. I have not purchased anything in Oneonta. Last time I checked, they were building lots of college sponsored off campus housing in the area. I have invested a few hours south east of there in the Hudson Valley, instead.

@Anthony Roman welcome! I just bought my first property in Newburgh which is right around where you’re looking. My partner and I just started a brokerage specifically geared towards investors.
I would be happy to meet up sometime and help you with your search!

I just closed a deal with prime lending about a month ago up in Newburgh. Pretty sure they go down to Westchester too. I found that they could be unorganized at times which was frustrating but overall a good experience.

@Justin S. thank you so much! I spoke with the tax assessor and she told me that as long as the historic exemption hasn't been applied for as of yet, I should still be able to qualify. However I don't want to put all my eggs into that basket and then be screwed down the road. Thanks again for your help!
