@Connor Donovan I went to school at SUNY for 4 years so I am very familiar with the area. It is my intention to go back and invest in the area as i think it presents a great opportunity.
I have been looking for my first investment there for the past few months but didn't find anything that the numbers worked on.
Your observation is correct; there are a large number of SFR that were divided and rezoned multiple.

I was looking at a 3 family in Middletown a few months ago. It was a foreclosure that had been unoccupied for a number of years. The CofO had expired but the Realtor said it would be no problem renewing it for all 3 units. After going to the city clerks office, I was informed that Middletown as a whole was taking older/expired CofO's and not allowing them to be renewed other than as SFR.

@Account Closed I am also a new investor in the Hudson Valley. I have also been doing a lot of research and have a few experiened real estate investors I am working with in mentor roles. I am interested in fix and flips and rentals as well as commercial real estate. I will be taking my licensing exam on Tuesday and plan on getting started almost immediately. Would love to connect and compare notes!

Be very careful using the term "Bird-Dog." As I understand it, this is when a buyer is brought to a seller on a property. However, you need a RE License to bring buyers to a seller.
Wholesaling is different because you are contracting for yourself to buy the property, then selling your stake in that contract to a third party in exchange for a small fee.
I know it seems like semantics, but I think it is an important distinction to make as you can get into trouble for "bird-dogging" without a license.

I have a few reasons for my current interest in the Oneonta Student Rentals market. Not the least of which is that I went to school there thus, I am very familiar with the area. Also, there are two colleges in the city, SUNY Oneonta as well as Hartwick College both within a one mile proximity - double the demand in the same rental area.
The city is also has many summer festivals, and is close to Cooperstown and therefore provides summertime rental opportunities, as well.
Though I don't think its the best rental area in the state, it is a good place to find good deals in the beginning of my investing career.
