Thanks for this article, and explaing the creative options we have, I''m looking into investing in Philadelphia (i'm from NYC) and this helps. My partners and I have one deal so far, and we prefer using creative financing (since we are starting together as a group) and we are low on funds. So thank you very much for posting this.

Thank you all, I can't say enough of help I got from BP, I know I need to do more homework :-), for us I see Philadelphia as a long term play, but I have to be flexible also. My price point for the city is somewhere in the $75-$125k range. Right now I'm leaning towards North Philly, but I do see from the posts, that Center city, Point Breeze, Gray's ferry etc is worth looking at too.

Gentlemen

Thank you for the feedback, but like most of you, we will do our research, but I do like proximity to NYC. And I been to Philadelphia a few times in the past. But like I said before, I'm looking for cash flow, and Prefably owner financing if it's available.  And according to the Philadelphiia Business journal(june 2015),  The Philadelphia region is home to 12 Fortune 500 companies, so this City might have potential.  

Any advise is truly appreciated.....Thank you.

Thank you both for getting back to me so soon. 

For me and my team, we are individual investors, we are looking for Cash flow, but of course we will do our research first. We are looking into owner financing deals, not turnkey if some repairs are needed then we'll hire that out. We are open to whatever area of Philly we think or someone who is there might suggest. We want some long term cash flow. Righ now we are looking into either SFR Or Duplex's to start. Again any suggestion is truly appreciated.
