I haven't agreed yet to do any investing in NYC (real estate wise) but I did want to know what are the legal doc's I would need to buy and sell on owner financing. Seems I might need to locate free and clear properties only.

Confused and really dazed.
Wanted to know about owner financing, last year I paid cash for a property ( Pennsylvania), and re-sold it on payments, (I'm the bank).
Here's the problem, I'm looking to buy(upstate NY) on owner financing and re-sell using owner financing, A New York City Lawyer told me that I can't do that, I must first buy it outright, then I can sell It on owner financing can't have two mtg's on a property, Is that a New York or National law? did I miss something ? Please advise....Thank you.

Wanted to know if my market is expensive and it is=NYC, I have at least two cities that i'm interested in investing, my question is how do you go about finding boots on the ground? Do you place an ad on craigslist? or use a site like wegolook.com? If someone uses craigslist to find boots on the ground how do you vet them? or is it not necessary to do so? That's my fear of not finding someone reliable. My niche is Owner financing/Notes, not looking to be a landlord.

Hi BP.
Wanted to talk about investing out of state ( I live in NYC) , I guess my dilemma is how to do it. I know you need boots on the ground among other things.
For the those investors that do invest outside of the state, how do you keep tabs? Do you visit the property? or you rely on the boots on the ground & property mgr?
The goal is buy & hold, preferably holding a note, I've talked with other investors who do virtual wholesaling, and that's many of them, but have yet to talk to anyone who is a absentee homeowner/investor.

About a week ago, There where two properties that I made offers on, in fact multiple offers , and those properties had lowered their asking price. Both houses have been on the market for 90 days plus.
I was turned down, owners was not interested in carry the note. Now those two properties have increased their asking price!!!, I'm not sure why when they are still on the market for that long ??
I will watch out for these two houses and see if they are still available in a week or so.
I will keep making multiple offers on all properties.
