In New Jersey( Union City) there is a property we want to get under contract and then assign it. Do we need a title company or Lawyer to do this? If it's a lawyer can someone recommend one that has experience in doing contract assignment, double close, etc ? or Please advise

I have a dilemma, There is a motivated fsbo I got in contact with. He has a multifamily that is boarded up, he owes about 100k in back taxes his price 600k or OBO. My question is should I wait for a title search first to see if there are any more liens, or should I put it under contract first and then do my due diligence? Please advise....Thank you.

Hi Curt,
That was just an example, the investor I worked with only wanted to do wholesaling. I Mostly target either through direct mail, craigslist or zillow, for sale by owner ads. If a deal happens to be that I can assign my contract of course I would do it.

i Was working with a mentor/investor, and since i'm learning about this business everyday. I noticed that when he asked me to make an offer it was one offer only(wholesale), basically a take it or leave it offer, and most of the time the seller said no. Recently watching webinars, listening to podcasts etc, This week I learned about making multiple offers. And I talked with an investor this week who told me that even if the seller is not motivated he will send multiple offers to them. Is that something I should do?

I know a few people that Joined Fortune Builders, Renatus, etc. I think going on BP, Meet-ups, joining the local Reia is where you can learn for either free, or a small fee. That's How I was able to invest in notes was with a partner that I meet through these meet-ups. This is a people business!! and having someone you can work with is very important. And i've taken a few investors out to dinner and picked their brains for info, and a good meal, they were very generous with their time and knowledge. You can look at Youtube, BP is always sharing on that channel. That is the best way to do it in my opinion.

If offering a seller multiple offers, do you email/regular mail, a letter of intent with the offers? what is the proper way I should go about it.
