I know ur not supposed to answer a question with a question, but I can't resist : What other picture do you want people to have in their avatar?

The purpose of the foto's on this forum is for us to get to know eachother better , know who you are talking to..

About the Realtors and why they have their pictures in their ads/business cards... According to me, they do that, because they want to build a relationship with the customers.. First of all, if you see a face, you will remember that face much easier than just a name and secondly if you like it or not, we're all prejudice in certain ways ,ever see those pictures of female lawyers, that look like they're in the wrong proffesion?

Most people think that, if you're ugly, you're probably kind hearted, if you're good looking, you're probably arrogant and hurt on the inside, etc.. (might not be true ,but it is how most of us think) And those pictures can help you get on the good side of all those other prejudice people and earn their trust, that's why most realtors place them..

Talked with a lawyer and a notary public, they both advised me not to do that as the seller might be in financial trouble and the lender can foreclose on the property, while you still have a contract with the buyer on which you won't be able to deliver .. (big lawsuit waiting to happen)..

Research peter conti's techniques carefully, if you google "peter conti" and "scam", you get too many hits for me to be comfortable(not saying it's all bad) just don't use that particular technique.

There are many other techniques out there, so don't get discouraged, just keep on looking.

how are you doing? did you get any useful answers?

Before you do something stupid like concider divorcing the woman of your life.. I feel I gotta say something..

I'm not married, as a matter of fact I'm not even in a relationship at the moment. BUT! I do know a lot about human relationships..

In this particular situation , Your wife's concern is probably that she doesn't want to take the risk of losing any of your money.

What she is actually telling you is that she doesn't trust YOU to invest , I feel , if you want to invest, you gotta walk the walk and talk the talk, keep on asking her what her concerns are and find answers. keep on educating yourself in REI and convince her, that if you were to invest your money, it would be a safe investment decision (just be sure you feel the same way)

A woman is always more cautious, just see every concern she might have as another point to work on, then work on her trust in this particular area.. When you start producing results, she will forget all of her worries.

Try that, if that doesn't work, buy a copy of Napoleon Hills Classic "think and grow rich", Read it yourself first, then let her read it, that ussually does the trick..

By the way, I don't live in the US and I checked with the local post office here, but they would not give me any information whatsoever, no forwarding address or anything..

So, I tottaly agree with Michael_Quarles when he said:

But I would still like to hear something about the content of such a letter, let's say the home is not abandoned, just empty and you don't know who's taking care of the place.. you would want to leave a simple note, what would you write ?

Talk to the mailman, ask him if he can tell you which houses in the neighbourhood are abandoned ( depending on your relationship with this person, you might be able to get more info..), he can probably even get you the names of the homeowners.

I want to start leaving letters at abandoned or empty homes in an attempt to reach home owners and I was wondering if anybody that had applied this strategy had an example letter of this sort..

I was thinking to just write to call me in case they are willing to sell, but then again, without a properly written letter, this might backfire as people might not understand my intend.. so before I write one of my own, I was hoping to hear some suggestions , so please share if you know anything about this topic.

I'm not too familiar with the methods of analyzing the property, can you explain how you calculate the "NOI" ?
