I have the tenants pay all utilities, including water. I have seen first-hand people leave windows open in the middle of winter because they don't have to pay for it, for example. If they have to pay, they are much more likely to be conservative and alert the landlord of any potential issues.

Depending on the cash flow, you could leverage all of the properties, so long as you have adequate cash reserves. Why not sit on the cash and use leverage to acquire additional properties?

The return on a real estate investment, like a stock investment, is generally calculated as the capital gains component (appreciation), plus the dividend (rent) component. Appreciation alone is only one of the factors.
I would argue that the largest difference between the two investments is leverage. With stocks, most brokerages allow 50% margin, based on the total value of the account. With real estate, the amount that can be borrowed is based on the property itself. While 50k in cash may be used to purchase 75k worth of stocks, the same 50k in cash can be used to buy millions worth of real estate, theoretically. For example, you could purchase a home for 50k, then refinance to get the money back, then purchase another home and refinance again, repeating this cycle indefinitely. While leverage in a stock portfolio is related to the value of that portfolio as a single entity, real estate can be leveraged with each individual property.

A house is a house. What makes the difference is the tenant. So long as a good tenant is selected, it should make no difference.
