Hi Jivonna.  

Property listed on the MLS gets more exposure online and also by agents who work with buyers daily. Unless your advertising budget can accommodate daily newspaper ads, extensive Internet advertising and loads of word of mouth, listing on the MLS is a bargain. In addition to exposure, agents will help you to sell the property.

Agents are rewarded for the service they render through commission paid by the seller. When a property is listed on the MLS it is virtually like hiring a massive sales team to work for you. Your time is precious and can be used in more efficient ways. It is always wise to get help when it is needed.

Hi Ryan,

This is an excellent topic for everyone on BP that uses direct mail in their marketing strategy. It is interesting to hear about your "super drop" idea.  My question is what do you think a more aggressive message will do for your campaign?  The idea of direct letters is to establish a personal connection with the reader.  In searching for motivated sellers who may have financial problems, how will changing your existing message help to increase your calls?  Just curious.

Congratulations Anthony!  Excellent choice to get a license. As you may know, find a broker to work with that provides the type of training and support correct for your goals. Absolutely take the time to conduct interviews with several brokers before making a decision.  Consider both large franchises and independent brokers in your interview process. 

When it comes to marketing your services, everything works!  Pick a method that you like and will commit to doing regularly. Whether marketing a product or service, the key is to create a system that can be used consistently over time.  

Select one or two marketing methods that you understand and fit within you budget comfortably.  Focus on quality over quantity as you build your system and be on the look out for ways to improve what you do as you proceed. You will quickly find out how effective this approach can be and that consistency and persistence is all that is really required.

Hi Anthony,

The most effective way to find motivated sellers is to put together a marketing system that you will use consistently. There are many different ways to look for motivated sellers. Contrary to some beliefs, a list or website containing motivated sellers is not available.  Generating your own leads is the best way to ensure success.

I recommend beginning with a marketing technique that you like, understand and can afford to implement comfortably.  The most important factor is to begin at once. The actions you take will get you moving toward your goal. You can get help along the way.  

The BP community has a lot of information about various marketing methods. I am also available to answer specific questions.   Get going and post your progress to BP.  Everyone loves a winner!

Hi Derek.  It is interesting that you posted your thoughts about canceling on BP.  What are you looking for that you have been unable to find?

This community is full of investors involved in many areas of real estate investing.  It also contains a lot of new and potentially new investors.  Asking and answering questions, reading and actively providing information about topics that you know something about is the value available here.  Because this is an online community, writing and participation is required.  There are no phone calls here.

disclosure is always the best policy. What are the reasons for consideration of  non-disclosure?
