@Mike Hatter I agree with @Brent Coombs what the current owner owes should have nothing to do with your numbers . Run the numbers as you would on any property, and if they make sense move forward. If they don't, you move on.
When speaking to the owner you may want to find out if they're any repairs you can't for a quick walk through.

@Account Closed.. All the info you need can be found on the books,forums and podcasts. When I started, I attended a "free" seminar, which turned into a $200 3-day seminar, which then turned into them wanting you to sign up for a $20k to $30k program..Fortunately I wised up at the 3 day. It wouldn't hurt to attend a few reia meeting, if you want to network but you can also network here. Either way be sure to vet anyone you want to work with as there are some that will try to take advantage (googling names and companies can bring some red flags to light)

Also with conventional financing keeping mind you will need 20%-25% down. With HML I believe the terms are about 12% , and about 1-3 pts . Last cool thing I found about a week ago here on BP is the NMLS site; where you can verify the lender you are working with has a track record.

@Josh Miller this is an interesting situation....There may be a couple questions here.
- Are they any liens on any of the properties?
- Being an old base is there more land to maybe expand on?
She can may sell them off one at a time., to a developer, or as you said maybe to a church or the like.

@Stephanie Bureau I had a realtor recommend Champion, which if I remember correctly is accredited with TREC; but as others have stated the TREC website would be the best place to start.
