Welcome to BP @Ashley Miller   I too am fairly new to real estate investing. I've learned that it takes a lot patience and persistence. I can say the progress I have made so far has in some ways been due to BP! So your in the right place, just ask questions and the answer is out there.

Speaking of question @Mark Jackowski is your experience mainly in Texas? If so, when is comes to estimating  rehab cost do you have a base number/sqft or do you estimate it case by case?

@Jeremy Kersten to be safe an Attorney would be the best way to go but I believe: if the property had a homestead exemption, the redemption period is 2 years as stated by @Todd Plambeck but if not, the redemption period is only 6months. Correct me if I'm wrong..

@Tony Hernandez I lean more towards off the market as well. But much patience is definitely needed. So as I search for off the market deals I am also looking into finding a couple of reliable wholesalers/birddogs.

James Wise has a point. I believe the down payment on an investment property has to be 20%. I was given the advice to purchase my personal home first then work on the investment property. You can maybe try a duplex or so (kill two birds with one stone). Good luck
