If you like him and want to do business with him, I would recommend establishing a minimum commission for any sales or purchases. 1,000-1,200 (here in KC) would be my minimum recommendation. I hope this helps, please reach out if I can help in any way

I've personally looked at a few of the $1 houses. Let's just say If it seems too good to be true, it probably is.

The homes ARV hovered @ or under 30k and would get ~$500 in rents in quite rough neighborhoods.  While there may be some cash flow opportunities, I couldn't justify the headache and investment.

Yes that's standard, the rates can very. I've seen as low as 50% placement fee. I've seen as low as flat fee $50, $80, $100 monthly management or others are 7%-15% monthly management. Some companies out there are also charging a renewal fee of the tenant doesn't move out and simply chooses to renew. Hope this helps!

My .02 You're at the absolute ceiling of your properties price point. If you drop into the low 150's it'll sell eventually. If you set it 149 it'll sell extremely quickly. I don't know if your cash position will allow that though. You're also heading into the prime selling months, so depending on your cash position, you may have time on your side.

Personally I would invest where you are. Even though I love KC and the success I'm experiencing, I couldn't recommend investing out of state when you have the option of investing locally.
Hello BP members! I'm looking for a best method to market to the Hispanic community. What works for you? What's hasn't worked? Are there any unique circumstances or cultural considerations/preparations to know about? Additionally I don't speak fluent Spanish, yet! I could survive if dropped off in Mexico, but I'm not yet able to handle a full speed conversation. I've searched high and low for a bilingual virtual assistant. Haven't found yet.
