@matthew paul that is a great suggestion, and would definitely be the way to go for a number of reasons such as permits as you mentioned, tax ramifications, etc. I figured I'd ask about complete year down and re-build first since it would be the more costlier of the 2 options, and therefore allow me to analyze the numbers on the potential deal using some worst case scenarios.

@Wade Sikkink thanks so much for the heads up on that, I will certainly check it out. My only fear with that though is I'm sure the pricing discrepancy for construction between Northern NJ and Atlanta will be pretty significant. It sounds like a great place to start though and I really appreciate the feedback, thanks so much!

Hello -

Obviously I can imagine it'd be pretty tough to accurately estimate the cost of knocking down an existing home to put up a new one, but I was hoping someone could ball park an estimate for me.

Existing home that needs to be taken down is a about 1100 Sq feet, Built around 1900.

I'd like to put up a 4 bed/2 bath 2500 sq foot home with medium end fixtures and that has a basement. The home would be located in Bergen County, NJ.

Hi All - So I'm pretty new to the site and already I feel as though it's been a huge help - example being my Yellow Letter Campaign. For the past couple months I've been sending out letters focused toward a specific demographic within my target market. They were essentially just standard Word formatted letters printed on white paper in Times New Roman in black ink. My response rate has been about 12%, no deals from it yet, but i'm definitely building a pipeline. Obviously from reading on here though I've quickly learned that my chances for an increased response rate increase fairly significantly by switching a few things up. So for my 2nd round of marketing I'm going with a handwritten font I liked, going to use red ink, use both sides of the paper, and still going to hand address the envelopes. As with my first round I feel it's important to build a brand and relate to my audience, so I'm not changing anything in the letter as far as content, but I'm certainly open to other suggestions if anyone has any they'd like to share. Thanks in advance for your help!

Hi Everyone - I had so much fun last night! It was amazing getting to meet all of you and hearing your thoughts and experiences. My only regret was not being able to speak individually with everybody. With that being said, hopefully we can all link up again soon! @Jonathan Friedman and @Pete Nater were the originals here, so thank you guys for starting this. I hope last night was proof that your initial vision for a meet-up was a good one. Jonathan thanks for taking charge of the contact list as well! Robin Halsey had a good idea as well regarding the meetup site, and it looks like Jonathan got the ball rolling with it already - so I will go check that out. @Darren Sager ahhh, very good color, thank you. I haven't been in that area in quite awhile, but I do recall a lot of projects going on by the train station over there. That's kind of a shame - I remember it being a quaint, fun town.
