Hi Lidia.
Buy and holding is an amazing way to build wealth. I would suggest to build a good team of knowledgable experienced people to lean on for advice.. If your looking to buy in an expensive market like DC and Northern VA you may consider a mailing campaign to off market properties. I would think a consistent mailing to targeting sellers would uncover some hidden gold over time.. If your not interested in that approach finding Good cash flowing markets and people you trust in those markets could be the other option.

Totally disagree with the idea that Hagerstown is a bad area to invest. I drive through downtown everyday multiple times and even walking around I don't see the problems that are suggested. I have helped mutiple investors purchase in and around Hagerstown and and with sound stratagies and solid processes you can create excellent cash flows.. Far better than you can find in other Eastern areas of Md.

Hi I'm in Martinsburg and Hagerstown. My real estate license is in MD and I work with investors but I have 5 rental units in Martinsburg as well as my residence. My business partner @Mike Webb and I did multiple mailings and I found some great buy and hold properties during that campaign. We wgolesaled about 10 during that time.. I'm working on getting a WV real estate license and plan to buy more rentals as I find the elusive good deals hiding in plain sight.
If you would like to meet some time and talk RE please let me know.. Also joining a REIA would be a good idea.

Hi David.
A REIA is a great place to start. I attend the one in Hagerstown. It meets the first Thursday of each month. I am a realtor working in Frederick and Washington counties in MD. I also own rentals in both WV and Md. Let me know if I can help in any way.

I own property in Frostburg Maryland. As always you would want a local person to give you the low down. You can contact me for specfics. I manage my own property so I wouldn't be able to give you ideas for property mangement althought there are options available. The major play would be school students. The industry is the university. :)

Hi Mike.
Welcome to the place to be for new real estate junkies. There are so many free resources available most notably podcasts that there really isn't any need to start spending thousands of dollars on those kind of courses. I would start listening to the biggerpockets podcast and from there you'll hear ways to branch out and find other sources of education.
Locally in Hagerstown you could join the Hub city RIEA to network and build relationships with people in your own back yard.
