My feelings on subject to deals are that if you or your end buyer (person taking over the note) is rock solid on performance than the likelihood of problems is low. However, the problem is how can you know what the future holds.. Honestly I would really only trust myself to hold some other parties note because I would not want have the deal fall apart later on and have been a party to that kind of issue.
I'm sure many people on here have had much success but I feel the risk to some other persons credit is to high to put that in just anyone else's hands.
As normal, if you disclose the crap out of it and all parties go into it with eyes wide open they can make a determination as to whether its something they can live with.. Sometimes the seller may have no other options and its the only lifeline.

This Thursday (3/8/18) Night at 7pm Foxcroft Ave Holiday Inn in Martinsburg we will be networking and presenting how to evaluate investment real estate. Its free to everyone. Our goal is to build a community of investors who can help each other grow together. Our first meeting was bigger than we planned so we move to a larger space. Looking forward to seeing every one from last night and hopefully many new faces!

I've heard this to many times... and it really comes down to what you will allow to happen in YOUR BUSINESS (your minimum standards) is about what you can expect to receive. If you don't treat this as a business every Tom, Dick and Harry will keep taking and taking and taking. I would hope that your contract with the PM has been broken by their horrible performance and at the very least you have broken contract. I mange all my own properties but I don't allow any tenant to go 2 months in the hole without filing eviction paperwork. I knew a out of town investor in a different area that the PM was saying the building was vacant and all the while collecting and pocketing the rents. If I were you, I would get personally involved asap. In Hagerstown I recommend Ridgecrest and Synergy. Only because I have clients and friends who used them. Ridgecrest will not mange in some areas. Take back your business!

Hi Dominic
We just held our first Berkeley County Investor Meetup last night and it was a huge success! We had more people than we planned. We plan to meet monthly to network and have a small presentation for educational value. Our Next meetup is 3/1/18 and I would highly recommend you come and network with us.. We had seasoned investors and new investors. We are really excited about the possibilities. I think Berkeley County is a great place to be an investor due to its growth and I plan to continue to build my rental portfolio here. Congrats on joining BP, I've learned so much here and the resources are invaluable.

We have set up a local Martinsburg Real Estate Investor Networking get-together. Our first meeting will be Thursday JANUARY 25 @ 7PM.
