Are you looking for a Single family residence (SFR) rental or a multi-family? Do you want a turn-key property or something that needs some renovation? What ARV (after repair value) range are you wanting to be in? What area of town do you want to be in or avoid? Are you pre-qualified if you are going the traditional loan route? What amenities are you looking for in a rental including number of bedrooms/bathrooms, garage, basement etc.

We meet The second Monday of the month at 7:00 p.m. at Grata 70th and A, Lincoln for networking and a speaker presentation. Same thing in Omaha the third Monday of the month at 6:40 at the Westside community center.

We operate in Council Bluffs, Omaha and are based in Lincoln. Are you a licensed contractor or do you just fix up your own? 

When flipping, what kind of property are you looking to flip? Single family (SFR), multi-family (how many units) or commercial? Where do you want to be ARV (after repair value)? Under $100,000, $100,000-$150,000, $150,000+

How will you be financing deals? Cash? Line of credit? Private money? Loans?

Flip to generate buy and hold cash. Flip three or four, then use the cash to purchase a buy and hold property. Rinse and repeat.
