@Max Matrin I find your idea very interesting. I am starting in REI but I have an open mind for projects "out of the ordinary". Having said that I am not the person that can help you with the financing. However, I would consider some minor involvement if other seasoned people in the field would consider this venture profitable. Would you provide a brief overview of what you are trying to do? Whats the scale of the project? Timeline? Projected ROI?

Who knows maybe with  some additional info you can get one of our experienced REIs interested...

Hello BP Investors!

I have been researching for hours and I still cannot figure out if I need to bring money to the table through Hard Money Lending.

If I understand correctly, I could get around 70% of the ARV (depending on company). Lets pretend that with that 70% I can buy and repair the property.

Do I need a down payment? Collateral?

How do I pay for the "points"? Upfront or are those points "roll over" and included on the loan?

Back to the initial question, any upfront money needed? Is there any scenario where I can borrow without any money out my pocket? 

I cant wait for your responses, you guys rock!

Hello,

No idea what happened to my post!!!

Yes, I am looking for banks in Florida, even better if Miami/Broward/Palm Beach.

I've read that small banks and cooperatives are better options for REI than mega banks; however, I haven't had any experience with the small ones.

I would like to approach lenders recommended by other investors. 

Any recommendations are deeply appreciated.

I am originally from PR and I am always looking for REI opportunities there because of nostalgia and maybe retirement. However, I don't have a clue if investing there would be a wise move. Thoughts?
