Hi everyone!,

i'm having a situation where i posted a notice to enter for repair in rental unit and the tenant refused to let me in. Can I still let my guy in and make repair? They said they are not home and i'm not allowed to enter? I think they act like that because they are upset that I'm not letting them renew their lease.

Any thoughts how to handle this situation would be greatly appreciated! 

Hi everyone,

I have this tenant lease end in 1 month and I emailed them that rent will be increased 2 months ago. They accepted it in person, not replying the email.

Last time when i was in the unit, they didnt take good care of the property and always late in rent payment. And now they start complaining about the unit, and keep saying that I should not raise the rent like 2-3 times already. I was giving them chance to stay even they always give me a hard time during their tenancy, but today they sent me another email complain about the unit and rent should not be raised so I sent them notice to vacate the unit at the end of the lease and I'm not going to renew it cos i dont want to keep unhappy customer. Now they ask me why they cant renew the lease because they told me they are staying before when i offered the new rent raise.

Do I need to give them a reason or just say nothing. And if they are not paying for the last month rent, can i start 3 day notice on the 2nd of the month even my lease have grace period till 3rd, but that should be more for late fee to kick in, rent should always due on the 1st.

Any thoughts on how to handle this situation?

They were unable to do that because they had stolen someone else's identity and the bank caught on to them. 

We had a horrible time getting them out of the house. When we were finally able to get back in the house, we discovered they had smeared feces all over the walls of all four bedrooms, they had somehow ruined the carpet (it was crunchy) and had torn down the expensive custom drapes.   

Bad credit is a huge red flag. 

oh my god, couldn't imagine that what they did to the house. so sorry to hear that and it make me think twice now before renting to someone with bad credit.

Im new landlord too. If we give notice to enter for maintenance do the tenant have to agree and open the door for us to enter or we just enter it at the scheduled time no matter what if the tenant is home or not?
Im so sorry this happened to you. Next time, I will suggest you to take money order for deposit. It makes me wonder if they can even dispute the rent payment as well if they want to :(

James Carlson I live close to Buckley airforce base. 20 mins from airport. I still need to run credit check, sign lease like a regular tenant for those short term renter right? Do they pay me 3 months in advance or I need to collect rent monthly?

@Myka Artis I just read the HOA docs I got last year, it says no less than 6 months lease. So my best bet is doing corporate rental with at least 6 months lease. How much I can add up base on the traditional rent if I switch to corporate rent? My condo is 1000sqt, regular rent is $1300 to $1400/month.

wow, thanks Myka for the great info. Where can I verify if they allow short term rental for my condo? with HOA? I'm not sure about the corporate rental, could you please provide me more info about it or where to start?

Hi everyone,

I own a 2 beds 2 baths condo and rent it out. I'm wondering between traditional monthly rent income with rent it out on airbnb or other vacation home website which one will come with biggest income? In my area I can rent my condo at least $90/day if I post it on airbnb. I'm currently rent the condo to a tenant for $1300/month. what is your thought?
