I know this thread is old but the prices here in South FL are out of control, "wholesalers" are marketing properties 10-14% ARV and on top of that most of them market the same exact properties. Best bet is running your own campaign and working from there.

I love your idea! Renting to Vets is awesome,I have quite a few in my family. I myself tried but didnt make the cut, got hurt to early on..and well, it didn't work out. Talk about heartbreak!

Interesting, I was trying to think of ways to borrow down payment monwy without eating my profits also. The trust seems like a creative way to make it work for both investors and lenders.

Use the BP Market Place, put the house up with the comps to go with it. Call around to local investors and tell them about your home. Be agressive, you are on a time crunch. Use Craigslist, Signs and anything you can think of to market. If this a truly a good deal someone will buy it. Everyone has thier  "first deal". Even if it does result in you backing out take this as a lesson. I also think it's a great Idea to contact other wholesalers and try to work something out GET Creative. And most importantly do not let negative enegery consume you. Hope this helps.
