I would be shaking in my boots if I were you, I wouldn't want to insult my boss but with the same token why would I NOT ask him if he is already in the game? I say go for it! If he says no then he says no, like every other new investor you just keep looking. You might be surprised, they may be happy you are interested in doing the same thing! It can help them in the long run as you grow and possibly partner on future deals. And what smart investor doesn't want to make more money? You have some business background because you work for him.
That's just my thoughts, I think everything happens for a reason and the fact that this job landed in your lap before you even know what it entailed could be a sign. You won't know until you ask.

Thanks @Steven J. for the response. Once I start networking and pitching my services I think I will have a better feel for how this can work. I didn't consider stopping by rehabs or rentals but that's actually a great idea!
