@Tayo Adanri welcome to the site, you are sure to learn a whole lot here. Where have you moved from? How has it gone familiarizing yourself with the city and the people in the market? You'll need to get to know buyers, sellers, agents, lenders, contractors, lawyers, accountants - in short, there's tons of work to do, and 50 houses in first year is sure ambitious. If there's any way I can provide value feel free to reach out!

I live in Cincinnati - I have 21 units and am part of a team managing hundreds more for out of state investors, where we locate, buy, and manage the deal for our investors. I am looking to grow that business as well as purchase larger commercial properties.

@Azita S. I won't claim to know the future so I can't really predict that, but any solid B area that is close to downtown and has a good school demand will attract jobs and families - the drivers of appreciation.
I would agree that if you feel you are spreading too thin and are putting your primary residence at risk, you should slow it down.

@Azita S. You are way ahead of the game relative to most on this site, so pat yourself on the back and be proud of your accomplishments thus far. I am a local investor here in Cincinnati and would be happy to help you execute your plan on properties here. You are definitely correct, than you can buy solid B class SFH in the 100-150k range that will cashflow nicely and also appreciate over time, aside from the depreciation tax benefit.
Let me know if I can assist in any way!

@Luke Shakur I am with @Ned Carey as well. I would start by networking, building relationships, and building your experience one step at a time. If you spend time with different people you will learn what you enjoy and what you don't and then you can hyperfocus on the aspects you enjoy.
