@Marcus Auerbach Hi Marcus! Really appreciate your insightful comments!! I really need to plan wisely in terms of tax. Currently I just pay a lot of taxes and don't even bother checking what things I can write off...and that's bad.. I need to educate myself or get a good tax consultant. Thanks so much!

@Account Closed Hi Chris! That's wonderful. My husband has a 30-year mortgage at 7.99% he got in 2023 that need help refinance. We are wondering if the current rate difference is worth the effort.

@Dan H. Hi Dan, thanks for your reply! I really like what you like and I'm going to print it out and hang it on my desk. So, you are offsetting that income/cash flow with more investment/loan/interest correct? I really need to dig deeper into this, as currently I pay a lot of income taxes.

@Adam Martin Hi Adam! Thanks for the valuable inputs! I currently have a 30-year fixed mortgage at 7.99% for a rental, does it make sense to refinance right now at 6.5%, given that the closing cost could be high?
