I have 5+ buy and hold properties,  i have limited cash right now for another down payment, my debt to income ration hits almost the limit. How should i scale from here ? Also i have connections with people who are eager to start investing, what's my best strategy to partner with them, since i have experinece, they have cash to put in. thanks !

Yes, i have seem some quality property bid up almost to retail. and it is always the same 5-6 bidders that you see dominating the winning bid. I think few of them has their own brokerage firm.

I just have a property redeemed by an asset manager before they put it into foreclosure auction. The shortest time I experienced is between 3-90 days when they are in per-foreclosure. It can be a very good passive income even if I have to figure in my traveling cost against the 20%. In you case, it is much cheaper, be there early, so you got a spot at the front. Sometimes it's hard to hear.

Actually I see more & more people in the last couple auctions than before. So competition is high. Good luck on your bidding.

although this post was 10 years, i figured it's still very useful. thank you for whoever contributed to this topic.  looks i'm in the similar situation as a remote investor. Since the potential properties can be removed from the list in last min,  my major concern is when i fly in, the properties i'd liketo bid on could be already invalid from the list at auction.  how do you handle such risk ? i'm looking at Chatham County's upcoming tax sale, couple single families look decent, but not sure how much it will be bid up, and whether they will be still available.

Hello, i'm looking to connect with experienced wholesaler or agent in the Pooler/Richmond hill/Guyton areas, who can source me with off market properties,  I can buy with cash in discount. my strategy is light TLC and then rent or resell.    

Note: i have already had real estate agent i'm working with, mostly looking for off market opportunities for distressed property.

municipal liens may not get extinguished but mechanics liens would or other personal liens. 

thank you ! how about HOA? i would assume it's extinguished as well given the junior lien it is

I’m doing some research on tax sale in GA, a newbie  question if there is a municipal lien or mechanic lien or other personal liens,  will that be wiped out after foreclosure of redemption ?  I know mortgage lien will be extinguished but not sure the other types. Thanks !

very true, sometimes it's like rolling a dice.  we bought our primary resident property, and ended up finding the drainage system is broken after a year or so, and paid close to $30k to completely reroute some part of the whole system.  so be careful, but also it's about luck...

does GA have 1 year redemption period?  if so,  does that mean you can't obtain quiet title action within a year, and basically the property will be sitting there untouched during this one year period?
