I don't think you will find any portfolio lenders to give you traditional financing for properties owned by an LLC. You will have to get a business loan, and the terms will likely be around 3-9 years, amortized over 20 years or less, with a change in the interest rate in the longer ones every 3 years or so.

I only know this, because I am in Omaha also, and just went through this process.

I have offered low last 20 offers and none was accepted by banks in Omaha area.  Most sales are 90-95% range.
