Hi all,
I am an out-of-state investor expecting to close on my first deal this week. It is a single family residence located in Lewisville, TX. However, I heard that properties in Texas are built over a clay foundation and may cause issues. Does anyone have any ideas about this and anything that I should be aware of?

Hi BiggerPockets community,
I am a newbie investor and I am closing on a deal in a few days. It is a single family residence located in Lewisville, TX, and I am an out-of-state investor. I need a solid property manager or a management company. As far as I know, there are flat fees, and percentage fees for them. What would you suggest? Any tips? Also if you have any advice for me or something that I should be aware of, please let me know.

Hi all,
I am seeking for a rental property management referrals. I am scheduled to close on a single family house property in Lewisville, TX on 3/31. I am an out of state investor and I need a solid property mangement company to list my property for rent, collect rents, receive any inquiry calls from tenants, and do a background check for the renters. I know that there are flat fee or percentage charges. If anyone can let me know what the differences are and which one I should go with.

@Alecia Loveless, Thank you very much for your honest answer. It's important to stay informed of the downside of investing in the area as well. It definitely balances out my mind knowing such factor. I really appreciate your answer.
Thank you everyone else for your responses. I guess I shouldn't expect the 1% rule especially because I am not interested in repairing the property myself. I should do more analysis on properties from Denton and master the area first. As long as the property does not take money out of my pocket and leave me with $200+ cash flow a month after all the expenses, I would like to make the purchase. I know my first deal can't be perfect as I am not special. I just hope I can find something solid that will generate at least a little bit of cash flow after the payment of PITI, and putting reserves to the side for maintenance costs, and vacancies.

Hi all!
I am looking to buy a rental property in Denton, TX around this summer probably. I didn't do a ton of a research, but I heard from several different agents from Texas, and people that Denton would be a good place to invest in when looking to buy a rental property. I've been looking at properties for sale on zillow for some time now, and my goal is to buy something under $200,000 (hopefully near $150,000) and receive $1,500 rent from it. I don't want to flip anything as I am going to be an outer state investor. I want a ready to rent property, but it does not have to be all that fancy.
I just wanted to really ask one question though... Is Denton, TX a good place to buy a rental property in?
