@Eddy Khaled Contact a title company in your area they'll have a sales rep you can speak with or look one up online they usually will have their contact info and email listed. They should be able to provide you a list for free. There's a great site that has all the info you need plus more called Property Radar.

Danny not sure what your referring to making a difference to who? A few years back when the majority of properties were bank owned they had issues with accepting offers from LLC's. Today not many bank owned properties and even it is they're ok with it as long as you can provide operating agreement and articles of incorporation to ensure arms length transaction. For the purpose of staying "anonymous" as possible the LLC is a good idea since its all public record. Hope that helps!

-Rates starting at 7.125%
-2nd home & Non owner occupied
-No Income Verification
-No Reserves
-70% LTV
-Passport only to qualify
-International credit report or letter of good standing with current Financial Institution
- Brokers can charge up to 6 points ( Steep if you ask me)

@Elizabeth Wilson I wouldn’t worry about it as you mentioned its expensive and today’s consumers are getting smarter they’re aware that businesses can pay to have negative information removed and are also realizing that the BBB is a private entity. I’ve met a lot of people that are under the impression that they’re somehow a government entity.
I’ve seen real estate companies work hard on getting actual reviews from I won’t say the name of it but has red letters and sounds like help. If you have enough reviews and a client googles your business name it’s going to come up. That’s going to be a lot more valuable!
I know this is an old post but might help someone else out. In my experience the lumber yards like Lumber 84 are the cheapest. Big box stores are the most expensive.

There's a few different ways there are title companies or private companies that specialize in NOD lists. The private companies that specialize are really nice to use they have great features and more updated info than the title companies sometimes.
