The property manager actually went to the complex to have the tenant vote on raising $35 rent or cancel cable. They voted for canceling cable.

As for future installation issue, I have asked my manager about Letter of Permission that @David Niles mentioned. If they don't have anything in place I will suggest them to have the tenants sign an addendum as @Kevin Young suggested.

Thanks @Joey Budka for the link. I'm on the same page with @Andrew Fingado regarding implementing RUBS on this complex. I don't want the tenant to feel they're getting squeezed like @J. Martin mentioned.

@Steve Babiak yes, $35 per month for cable is very reasonable price, yet the tenant still don't want to pay for it and neither do I :)

@Amit M. thanks for the recommendation I will check Astound, however I forgot to mentioned that my complex is in Phoenix, AZ. Not sure if they are also servicing the area. I did not have a chance to talk to you in the last meet up, I hope I'll have another chance on the upcoming meet up.

Finally, after consulting BP,we gave 30 day notice that we are canceling cable in the complex. @J. Martin how long do you think I should wait until I can give them 90 day notice that I'm going to have them pay for water?

I'm already implementing the submetering in my other complex so, I'm thinking of the right time to start in the 14 units. Do you think, sometime next year will be a good time?

Keep in mind that I don't want a mass exodus from this complex :)

@Kevin Young and @Bryan H. thanks for the tip, I will definitely try to call the cable company and ask if they can bill the tenant directly. So that, I won't be stuck with the bill when there is a tenant turnover.

@Joe Fairless I feel the same way regarding rents. That's why I'm hesitant to raise rents if I can still cut unnecessary costs.

Hi BP,

Thank you for all the replies. Very helpful. So, yesterday afternoon I started calling apartment complexes nearby and so far I have not found any who offers cable.

@Kevin Fletcher The property management told me that, most of the lease are currently month to month so it is possible just to give them a 30 day notice before discontinuing the cable. However, there are 2 units that has cable on the lease. I might have to wait until these two lease are up.

@Colleen F. is right about tenant not noticing the extras, because in my other rentals I don't offer cable and still charge similar rent, no one really mentioned anything.

Arizona is landlord friendly. We can start giving them notice if they are 5 days late with rent. I also had to do one eviction so far and it the process went fairly fast.

Hi BP,

I'm considering to stop cable tv subscription on my 14 unit rental. It costs about $500 per month. The previous owner set this up and I'm wondering if this is a common practice for multifamily rental.

I am debating whether I should just keep the cable and raise rents for $35 per unit or just don't provide cable.

Property management seems to favor raising the rents and keeping the cable (they are paid on a fixed amount, so I don't think they will benefit from raising rent).

What would you do in this situation?
