Congrats on your success! Curious how did you scale so fast? How many do you own vs property manage? 

From my knowledge, security deposits should be in a non interest accumulating account so some kind of business account should probably be fine. I've heard good things about profit first and their checking system: relayfi if you want to check that out

look into driving for dollars, door knocking, mailers, text blasting (REI Reply), cold calling, hiring VAs to cold call. A lot of different strategies, find one that resonates with you and go all in on that

I agree with Allen, outside of Airbnb and VRBO, next best option is FurnishedFinders and Referrals. 

Look into StayFi. Guests have to give you their email to use the WIFI so you can have them repeat guests in the future and you can redirect them to your direct booking site so you can advertise to them

I've heard of using google vacations as another avenue

It's great that you are looking to not be completely reliant on Airbnb!

Look into StayFi. Guests have to give you their email to use the WIFI so you can have them repeat guests in the future and you can redirect them to your direct booking site

You can learn a lot from your competitors. Main thing is to rank higher (closer to page 1) you can use rank breeze to monitor that

Main thing is price, photos, and amenities.

Furnished finder, 30 day min on VRBO and Airbnb. You can also use avail which posts on all the other sites like Zillow, realtor, apartments etc. I have a friend that does well using avail in Indy for MTRs

Agreed with everyone here, find your ideal customer, sounds like you want to target medical professionals. Typically they want 1 or 2 bedrooms.

Next is to look at furnished finder or list it on airbnb (let me know if you want to use my airbnb referral link, you make $40 extra and I can guide you through the process) but get a rental number and see if that works for you vs renting out long term

If it makes sense, get some good decorations and get professional pictures and you'll be on your way!
