1-2 bedrooms are ideal for traveling nurses but I have seen 3 bedrooms taken up but a lot fewer. Try to see if you can rent it out to construction workers or traveling workers, those usually require more bedrooms from my experience

@Nathan Gesner I understand your doubt but as a fellow BP member and a fellow subto member, I can vouch for the Pace Morby SubTo program, it's a great community with a ton of great value but I will agree with you that taking action > taking courses and keeping your head down and yelling from top of rooftops without any action behind you.

house hacking is one of the best strategies out there as every one else has mentioned. @Corey Conklin has great advice on making sure that this is strictly an investment decision because ideally you can do it again in an another year and rinse and repeat

Have not done this but would be, curious how this would do. I think a promo code would be the best way, since it is trackable. I think owner Rez and other PMS has this as an option

Assumable loans remove the seller from the loan and subject to keeps the sellers on the loan. 

Assumable: buyer "assumes" or takes over the existing loan

Subject to: buyer buys "subject to" the conditions of the previous loan and makes payments typically to a 3rd party who pays the existing loan and not directly to seller. Seller still has their name on the loan

Your local agent or property appraiser should also be able to help you with this so reach out if you have not

What I usually do is take a look at 3 or so deals. One could be the current deal, look at their taxes for the assessed value so example $500K and taxes are $10K a year so that's about 2%. Second and third one could be a recently sold comp, let's say both around $400K and it's about $8K, now you can basically confirm that it's about a 2% property tax rate so if you bought for 800K and you know tax rate is 2%, then it is $16K for your new tax.
