@Wesley W.oh what? really? I need to research more into this then. And yea definitely if it gets to the eviction phase, we would look into hiring a professional for this. The goal right now is to motivate the tenants that have been paying very late to pay sooner and also cover myself in case they do stop paying

Are there any services out there where you can hire someone to post a 3 day notice to pay or 7 day notice cure violations and any other notices?

Does anyone have a late rent notice template for New York City?

Correct me if I am wrong but a couple of things for NYC. It requires a late rent notice after 5 days and another late rent (to pay or quit) after 14 days. Are there templates for both letters? Is there another letter after that in case I ever need to get to the eviction phase?

@Alexei Semenov that area is very good due to proximity to FSU. Personally, I think it is a good area to invest but it depends on the house and your numbers. Appreciation is speculative so I cannot say for that. Rent is pretty good but it's a student area so you can try renting it out per bedroom from $500-$800+ a month depending on how nice it is. I would call a couple property managers too to double check

@Megan Campbell there's a lot of YouTube resources out there, (Sean rakidzich airbnbautomated) I would start there. Funding the operation is primarily the furniture expenses, you might be able to talk to some local arbitrage people and see if they would be willing to work with you on it. Being an agent, you might have some luck talking to owners that plan to rent when they move and pitch the idea of letting you rent it and do arbitrage
