FSU is very much a party school and from my perspective, that means students want to come and live near campus. The amount of school spirit generated by the sports culture is huge. I do not think you will have any issue renting out to students as long as everyone is still wanting to come by not just to learn but have a good time. Just my two cents

@Jt Marting I just bought my first rental property and I think you can definitely find cash flowing properties especially around the jackson bluff areas and western FSU areas. The properties are kind of old and beat up but they rent a 4 bed/2 ba for around $1200-$1600 in that area so assuming you find a 4/2 and live in one and rent the other 3 where they pay you $400 per room a month, assuming you bought it for $150K or around that ball park, you would still be essentially living free with maybe some amount extra in cash flow. Please do your due diligence but it is very possible to find cash flowing properties in that market and you're still young. The amount of knowledge and experience you can gain from this will help tremendously later on. Feel free to connect and let me know any other questions you might have

Does anyone own and rent out to students in the FSU or FL college areas? I am in Tallahassee and wanted to rent one of my homes near the college areas to students and wanted some advice and tips. I know the general tips such as having parents co-sign and having a cleaner or someone checks in every 4 months or so to make sure the property is being maintained but wanted to see if there were others, especially in my local area.
Should I rent out by the room or rent the entire place out and have a designated lead that responds to me? What are some things to keep in mind? How do I structure the lease? What are the best ways to advertise or what has been your best success for finding good tenants in this market?
