Now you are in the game, Rebab, fix & flip, fix & hold...What is your Plan B,

Since Plan A is not working, buyer is shying away.

Can you sell the other 2 lots separate &  get some capital  return & fix the other one?

invest in raw land has so much opportunities if you know what to look for the different components, like soil, vegetation , mineral rights, water source...etc.

In your case is the billboard. I am trying hard to build my knowledge & one day I hope  I can get into that in the near future.

Georgia is not a lien state, it's a redeemable deed state with one year redemption.

FL is both a lien & deed state.

I have to agree with@Bryan H. 

You are substituting caretaker with PM. Personally I will prefer live in caretaker over PM. on smaller units(under 20). 

Anything over 20 & under 100, I will say a good PM is more efficient & economical.

I got this from my previous RE business experience in the past.

I agreed with Owner pays HOA, used the amenities offer by the HOA as a feature for your rental. Work the HOA fees into your asking rent.

I invest in TX, NV & GA, mostly homes from 2000 on, I have not seem Chinese dry wall in any one of them(but it doesn't mean they are not there; I just haven't see them).

FL seemed to have quite a few of them.

This is one of the biggest reason that I was hesitate to invest into FL 3 years ago.

You can usually tell from the copper turning black around air conditioner & wiring in fuse box. This usually appeared in newer homes under 10 years old; which is my target age of SFH investment.
