Post: Dryer Vent suggestion

Hi,

I have a 3 unit house where there are 3 dryers mounted to 1 big exhaust in the basement. I have noticed when one of the dryer is in operation the exhaust air makes its' way to other dryers as well when it is traveling to the main outside exhaust causing one of the dryer to get foggy. I am hoping to get some ideas to understand what you guys do to solve this issue. Is there certain requirement in Massachusetts on dryer vents for multiple dryers.

Also, if you guys know any company who works to fix these issues, that would be great.

Post: Tenants unwilling to fill out W9 for security deposits

I have recently acquired a new property with existing tenants living there. Previous owner was holding security deposits in non interest bearing accounts, as per law in Massachusetts we are required to put it in the interest bearing Massachusetts bank. I have contacted the bank to open those escrow accounts but bank said they would need W9 from tenants. I have the form to tenants but they are unwilling to fill those out, just want to hear back from other Massachusetts landlords on how they deal with these situations?

Hello everyone,

I am in the process of looking for duplex or triplex in Boston suburbs like Malden, Waltham area. I have found a property that I like and I might send out an offer. My question to you guys is, do you guys create LLC when investing in these type of properties? If yes, do you have to put 25% down if it is contracted as LLC?

Are there other ways to protect yourself as I saw LLC seems quite expensive in Massachusetts.

Also, do you have to create LLC even before you send your offer?

I am just starting out so this will be a small investment property..

Any suggestions would appreciated!!

I am looking to buy my first multi family property (duplex/triplex) around Boston area. Some of the areas I am interested are Waltham, Malden, may be Revere as well.. I am mostly interested in appreciation and little cash flow would not hurt. I am planning to occupy one unit and rent other one. Things that are important for me are being closer to T, major school/colleges, grocery stores, highways etc. 
Any suggestions on good areas for multifamily investment? Any location I have listed is better or worse than the other one?

Also, any good lender with low interest rate on 30yr fixed for mortgage loan would be appreciated.
