@Dick Rosen thanks for your suggestion. How do you send the debt he owed to collections?

Hi all,

(This is based in Massachusetts).

I have a situation where Tenant has not paid last month rent (lease scheduled to expire on July 31, 2021). Rent was due on 1st of July and when I reach out to him, he thought security deposit that I have is his last month rent so he is not willing to pay last month rent. He has already started moving some of his stuffs to his new place since I had told him a month ago that we are not renewing the lease with him. This tenant has been super difficult to communicate, when I send him text he simply ignores the text and does not reply, does not call back etc. Tenant was inherited to us when we bought the house last year.

I want to get last month rent as possible, as I am not sure about the condition of the apartment when he leaves, I may have to use security deposit to cover for damages he might have done to the apartment if there's any.

Please share your similar experiences or provide any suggestions that would be helpful. If I have to go through legal route what's the process?

Hi Stuart, Just curious where do you find apartment complexes to buy? 120unit, 150 units etc?or even small ones like more than 5 units

@Travis Marks Congratulations on getting started with your first property in RE journey. I specialize in the town you mentioned specifically Malden, Medford area. In my opinion, Malden still has some decent multifamily deals compared to other areas you mentioned. There are lot of multifamily properties in Malden area with 2 T stations nearby, if you can find something around the stations that would be ideal. Feel free to reach out to talk more about it!

@Ben Sylvester Welcome to the Nashua area. I lived in Nashua area for 5 years and recently moved to Malden area in Massachusetts. I know the area fairly well, and agree with everything @Evan Lowry said on his reply. House hacking is definitely a way to go, as you can live in one of the unit and rent out other units. Nashua does not have too many multi-family properties and the ones out there are mainly in downtown area. Manchester has some multi family properties but there are some sketchy areas around there so you would have to do proper research for the area. You can also do house hacking with single family and condos/townhouses too though it would not be super convenient as multifamily properties. As far as the loan goes, there are requirements for FHA type loans, you are better off doing 5%-10% DP loans as PMI these days are super low.

Hi everyone,

I am planning to invest in Austin area, looking to invest in Multifamily if possible, 600-900k range, duplex or triplex, any good suggestions/ideas?

Currently I invest in MF in Boston suburbs, but interested in investing in booming Austin market, also if you guys could list some good areas/neighborhood in Austin area please list those areas as well.

Hi all,

I recently passed my real estate salesperson exam. Currently I am looking to join Massachusetts real estate brokerage who offers good splits and less fees. My focus is not really to sell real estates but rather buy investment properties to save some commission. Having said that, I won’t mind helping friends and families sell their houses here and there. That’s why some training in the beginning would be great. I have interviewed Lamacchia, Berkshire, KW so far, Lamacchia seems to have great trainings but their fees are high, same with Berkshire and heard that KW has higher fees too even though they have higher splits.

Any help would be appreciated? Let me know which brokers you guys think are good iaround Malden / Somerville/ Cambridge area?
