Which markets are you considering? I think that will determine the strategy that is right in each market. Generally LTR is the path of least resistance in many markets, then STR, lastly would be F/F.

@Greg Larson It all depends how the note is set up along with the will.  You may or may not be required to.  Highly recommend speaking with an attorney.

Can't you finish law school and invest at the same time?  I know this sounds like a big decision.  I spent 8 years of college to be an Optometrist, and then ended up becoming a full time investor later in life leaving healthcare.  I'm glad I finished my degree though, especially to give me perspective.

Days of cold calling are likely close to over due to all the automated calling robots companies use.  We used to do this often, but have since needed to change our strategy.

I always think a 50/50 split is most appropriate and easiest to coordinate.  Quite alright if one person brings the deal and the other brings the capital.
