Thank you all for the helpful feedback. I do have a relationship with a local multifamily agent now. Interesting point @ben riechmann. Would it be considered disrespectful to pursue negotiations without the inclusion of my purchasing broker though? I could certainly see how that might interest or influence the sellers agent.

Does anyone have advice on offer agreement approaches? Specifically, is it better to use a realtor for all offers and/or have an attorney write up an agreement for me that I can use as a template? I am ready to start making offers on properties up to 50 units in the Northern Colorado and Wyoming markets. However, I am not sure if I should have some paperwork in my back pocket for when I am planning to send multiple offers on one deal or many offers throughout the day. Thoughts?

Fellow investors. Does anyone have a recipe for starting a dialogue with potential cash providers? In particular, people with whom you have already developed a solid relationship. I often find myself typing up an email or text only to delete it, unsure of whether or not I am using the correct approach.. Should I be pitching or is just a simple "hey Huckelberry Fin, do you have any interest in investing in real estate", sufficient?
What's everybody's dialogue look like at the first contact stage?

Does anyone have recommendations for a platform that will help organize a direct mail marketing? I would love to have a better way to document who I have sent mail to, when and for what. I have been hand writing, so needles to say it would also be great to find a better way to systematize this so I am not hand writing letters.
That being said, are there any metrics or market research out there that discuss the convert rate of hand writing vs other forms of direct mail-mailers?

it is great to hear from you! I am interested in rentals, both single family and multi. I'm certainly not opposed to flips or wholesaling to amplify, but the end game for me is cash flow.

Hi all,
I just wanted to take a minute to embarrass myself with an introduction and first post on Bigger Pockets. I am new to real estate investing and live in Fort Collins with my wife and two kids of 3 years and 7 months old. My background is in construction and beer manufacturing. I left the brewing industry a couple of years ago with a vision of finding a career trajectory that better aligned with my future dreams and ambitions. Thats when I found real estate investing, and more specifically, Bigger Pockets. I am now working "in" my tile installation company, which does provide me enough time to pursue REI. I have been sharpening my axe and now it's time to take action.
Thank you to the Bigger Pockets team for giving me the inspiration and fuel I needed to reshape my life! I look forward to being a part of this entrepreneurial community.
