I put up cash for the purchase. I am using private money for the other half of the purchase and rehab.

How did you add value to the deal?

This is a full renovation.

What was the outcome?

We just started last week. I will update when finished!

I know there are options. My wife and I make good money so I could knuckle down and pull a David Greene and work my day job (Deputy Sheriff), pick up overtime, and just be frugal and save for the next 6 months to get to around $20-30k then start investing. Or.... Anyone have any opinions or advice for this newbie?

 That's great Andriy. Columbus, OH would be a great market to consider. There is a ton of economic and population growth. Big-name companies like Google and Facebook are both developing in the city.

 Hi Kellan, I would check out Columbus, OH. There is a ton of population and economic growth.
