Hi Ed, I'm not extremely familiar with Steubenville but I know that Dayton offers some good options under that $100K mark. Columbus, OH also has some good opportunities under $100K.

Looking for some advise here.  I currently own a home in San Diego under a va loan. I would like to possibly turn this property into a rental when I leave.  I’d like to then buy a property in va using a conventional loan.
contributing factors; current home loan is roughly 500k.
being my first home it feels like a lot and I’m a little nervous to hang on to it.  My mortgage would be comparable with other rental properties in my area.
how would holding onto this property effect a conventional loan when I move to VA? Would it hinder my ability for another decent loan?.

Or..

selling it seems like an easy way out.
many advise would be appreciated.

Hi Jacob, where do you plan on moving to? If you're moving out of state, it might be best to sell this property and start in the next market. If you're looking for the next market to invest in, Columbus, OH would be a good market to consider.

My name is Peter and I reside in San Jose, California. I have read David Greene's book on long distance BRRRR and I'm excited to start my journey. I have about $400,000 to invest and my goal is to eventually reach 10+ units. I'm leaning towards multifamily properties. I'm also open to partnerships.

I know I need to build a good team (realtor, contractors, PM, lender, attorney, CPA, etc.), but I’m not sure which area to start looking.

I’m thinking areas that are landlord and tax friendly, or wherever as long as it works. Possibly Ohio, Florida, Mississippi, Kentucky, or Texas?

Any advice, connections, networking is appreciated!

That's great Peter. You will need to get connected with your CORE 4. Columbus, OH is great to invest in and Ohio is a very landlord-friendly state.

I have some experience in real estate investing, in Columbus (Grove City) Ohio, and I would love to help someone out who is further along then I am - just get build up my confidence so I can keep moving in real estate.

I could help in a number of ways, here are just a few:

  • I have a flexible day job in which I can do 2-3 hours per week in middle of day to help with day to day real estate activities, take calls or whatever.
  • Experience with building websites, SEO, social media & marketing
  • I'm a productivity/time management nerd - I can help with business processes or help with organization.

My main goal is to really help someone else out with their real estate and learn as I go. I have read, and continue to read a ton and listen to blogs etc., but I'm more on the conservative side. So having someone to maybe run numbers by, I think, would be a great help. I'm working to get my first few flips under my belt.

That's great Kevin. I would be happy to connect!

Is it recommended that you move into the state that you want to invest in or are there other options for investing in your first property and other properties afterward?

That's great David. Ohio is a great market to invest in. I invest here in Columbus. I started by going to meetups and learning from other investors.
