Columbus, OH is a market I would recommend. Although it is also very hot, there is still a lot of room for upside @Michael Ch!

Hi @Sara Bell, in the Columbus Realtors Real Estate Purchase Contract, section 10.3 states that the security deposits shall be transferred to the buyer. It will be your duty to return these once they move out. 

Also, congrats on the property! Where is it located?

I grew up in a city where this was pretty common, I have personally never done it but I have seen people have a lot of success @Benjamin A Ersing. 

It's a conventional owner-occupant loan that some banks offer, I believe Chase calls there the DreamMakers loan @Sara Bell. I'd be happy to share the bank I used for this if you're interested.  

I would check out the Columbus, OH market.
