Another decent strategy is called the Live in flip. Buy something you want, move into it and fix it up. After two years you can sell without capital gains tax. Could be a great way to build up capital to do your shorter term flips in the future. Or you can partner haha.

Just keep in mind buying an investment property you are looking at 20 to 25 percent down. Not sure what size of a deal you are looking to get into though.

You are in a more expensive market which might be great for appreciation but lacks the cash flowing quality. What are you looking to do with real estate? Once you find out your strategy then find a market to support that. You absolutely can buy out of state for your first deal. Do some research and know how everything works then find great vendors to have boots on the ground. Once you stabilize then it shouldn't be too much of a headache for the day to day maintenance.

This is a true statement. Many realtors are focused on their jobs of buying and selling versus investing, that is a different category and not many specialize in that.

I would just have a conversation with him and see how you can add value. You shouldn't have to pay someone to get a mentorship. Also with this website, there are so many resources you can learn from. Best of luck to you.

Solid advice on this forum. Money orders can be scammed as well. A new rent collection method is needed. Saves you time, and headaches. They should have a receipt part of the money order in which they can call and check if there is anything they can do.

Depends on your goals. Having property free and clear certainly is nice. Be sure you have insurance to cover yourself incase you get a tenant who is sue happy. Using leverage is what makes real estate awesome. Small down payments and financing allows more money in your pocket to buy more. To each his own.

I believe it will depend on what your long term strategy is and if you are in an emerging market. Here in Florida price per unit is high so you could bank on appreciation more so than cashflow depending on the deal. Now this changed per property but overall it will adjust. Best of luck to you!

I would say for smaller deals you don't necessarily need an LLC. You would just need some strong liability insurance. Landlord/umbrella would work great.
