Thanks for this. Inspections are def crucial. A lot can go missed even with a responsive and paying tenant.

Rentometer works well, also their is Zillow estimate, zestimate I believe it's called. Also you can check Craigslist for comps in the area and see what other properties are renting for and use that. 

They do but most have a time period you must have it rented out for before hand. Tax returns that have it stated is most likely what they are looking for.

I listen to a few a week while I go on my morning runs. Gets me in the zone.

Buildium has a great accounting software. It can really keep track of ledgers and financials. You can place vendors in their for work orders and also use it to screen applicants. Customizable application as well. Lots of features. They have a free trial so feel free to check it out.

As stated above, it is a touchy subject and diving into people's medical issues is a no-no. Glad you have a caring heart but liability wise, I would stay out of it. Be cautious of ADA protocol.

A general rule for management is not to accept partial payments. It gets them in the mindset that it is okay and that the full rent can be paid at a later time. I hate that some softwares can't stop a less than full payment initially, just attempt to reinforce this idea to the tenants.

As many have stated it can be done that way and is actually encouraged. Time is your biggest asset.

I think its time you can step up to a property management software. Cozy is free but buildium might be what you need. Should be around 50 bucks a month or so depending on the features you get.
