@Nathan Gesner Follow this to a T. Work out the best lease you can but always be prepared to edit and make it better. Learn as much as you can to protect yourself.

Either plan would work. Just find a deal where the numbers make sense. Lets say its a duplex. If the other side caused you only to pay of mortgage of like 100 or less that is still a great deal. Once you eventually move out it will cashflow. Plan B would be better but go with what's available.

Most charge a non refundable fee of 200 to 400 and monthly pet rent of like 10 monthly. Anywhere in the ball park would work for you. Pets for sure cause damage so charge something.

No issue but I would recommend insurance for yourself whether the asset is paid off or not. Liability is too great nowadays. Sue happy people.

I would say the ROI is def there. Not only is it free but the information in each segment is so valuable. Motivation is another factor that is very important from all of this.

New homes require a lot of planning and tend to be more expensive with all the hoops you have to jump through. Flipping could be cosmetic or a full gut job depending on the condition.

You can either find another one or start analyzing the deals yourself. You can work with a great agent and be able to be just as effective. It sounds like he didn't want to continue showing you around. It happens just move on to the next. Best of luck to you!
