It can be great as it allows you access to MLS and opening the door to deal and represent yourself on transactions. However everyone is correct as fees are attached with this. Being an agent bears a great responsibility.

Just like any field, it has the good and bad. With the eviction memorandums happening, its setting a divide along with the pandemic. Tensions are high right now. Its all good though.

This tenant seems like a headache long term. I understand how you feel but you do not have to install one. Check local laws to see what you are required to provide as far as safety measures. Every locality is different though.

So many factors can cause you to go down different routes. You seem to have a great strategy, having w2's is very beneficial when it comes to financing.

@Nathan Gesner is right, the notice must still be given. Get the new lease drawn up and executed. Get the rents up to market. This is your profit long term.

Seems decent so far. Not sure in the market how much you could rent it for less your expenses.
