I would just run the numbers the best you can and put an offer in according to those numbers. If they don't budge move on because it wont work in your parameters.

Run the numbers, even if it doesn't completely cover the mortgage it can still be a great deal. The goal is to cover majority of it. Once you move out then you can rent the other side for cashflow. Having a low mortgage is so advantageous in itself.

Insurance is what will go at bat for you. Always have a beefed out policy.

Great advice here, know the rate they are being charged and check for a security deposit if it will be transferred. Estoppel most likely will accompany. Once the lease ends you can have them sign a new one with any addendums you would like.

Absolutely do a move in and move out inspection. Possibly a video as well. This keeps track of what the property looked like prior to them moving in. Anything beyond the scope of normal wear and tear they will be on the hook for.

Check the big items in a rental purchase, IE Water heater age, ROOF and A/C units. I had a water heater and A/c go down in the same week. Inspectors can miss certain things.
