@John Casmon is spot on. It depends on your long term goals. You can be successful without it but it could pay dividends later on.

True the point is to have a cheaper mortgage and when you leave your side you continue to rent that out and then cashflow. Don't put a ton down, you can leverage your money for more assets later on. Over time the tenants will pay the mortgage off. If it doesn't cashflow after both sides are rented it might not be a great deal. 40 percent down is overkill in my opinion but you can do as you wish.

It all depends on what your time is worth. Initially it is okay to do a lot of the work up front yourself.

You can make a ton of money on short term rents but obviously there is a lot of hands on management that is needed. Long term rentals can be a little more passive once you do the work up front. Passive is a loose term. lol

I'm sorry you were let go man. I too have house hacked and it lowered my bills significantly to walk away from a 9 to 5. Continue to look for something else and buying more real estate! You got this.

I mean it is possible to collect money orders or have a 7-11 service where they can pay there. Never take cash payment as you are aware. ACH as mentioned works well. Maybe give them a little encouragement to get at least the payment tech up to date so you can automate it.
