It can def work, and many have done this. FHA requires the 1 year owner occupied requirement but after that you are free to rent it out. Best of luck to you.

The lease you have appears to be a catch all which is great. You could grab the invoice from the plumber and present it to them. Evidence was found that paper towels were flushed and caused the clog.

Above said it right. In case you need to evict, you should have all information on everyone living in your property. Liability purposes as well.

I have observed many companies at larger complexes claim they sprayed x amount of units and they get back within 15 mins. Managing vendors is for sure a priority.

All advice is spot on. A non-refundable fee can work wonders. The security deposit is the top reason landlords have lawsuits filed against them.

If she reaches your requirements for the income than you should accept her. You have no reason otherwise. Be fair and consistent across the board.

@Steven Foster Wilson is right. You kind of dictate what is happening not the tenant. If they want to go part time or whatever that doesn't affect your plan to reach the market rent. If they don't pay, you start the eviction process. If they don't like that they can buy a house somewhere else :)

The lease should be able to easily cover this. I wouldn't lose sleep over this.

Short term rentals in my opinion make sense if you self manage. Most management companies want 50 percent or something crazy like that. Long term rentals is the opposite, more like 8 to 10 percent month.

Just network with a local pest control company. Make sure they actually perform the services they say. Regular routines will eliminate a lot of the headaches.
