So, owners mistakenly think price is the only differentiator – and look for a PMC like they’d shop for groceries☹We encourage you to learn from the mistakes of others by reading posts here on BiggerPockets from owners that picked a PMC solely by price and regretted it.We recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Even if someone gives you a referral, do NOT make the mistake of assuming that just because a PMC met their expectations, they’ll meet your expectations.

And in a high occurrence of these situations, the property owners also reported they found that hopeium-regurgitating agent after having meet with other agents who did NOT say what they wanted to hear, had lent #'s less than they wanted to accept, a longer harder more critical conversation and hence they shopped until they found the one who would confirm what they wanted vs inform them of what is.

If you were paying 3% then 97% of $100=$97You now have to increase your rate by 15% to get the same payout with 15.5% charge to hosts: $115 x 84.5%=$97.18If you want your true $100 then increase rates by 18.35%:  $118.35 × .845 = $100.01Anyone can correct my math if is wrong as I am still on my first cup of coffee this morning.

They are choosing to trade in that lower mortgage rate to move to a desired location, or change jobs, or get divorced, or because they have finally saved up enough for a home, or whatever else life throws at ya…So when you see the “doomer” posts online, including by reputable/popular sources, spoon a lump of skepticism into your coffee, take a sip, and dig a little deeper.

If you do buy all cash, keep rehab light, build a CapEx reserve, and have a clear exit or refi plan; if the deal only pencils with perfect rent and zero surprises, keep shopping.
