Certainly consult with an attorney, but if, for example, you had a contractor doing some work that indicated in writing there was a strong smell of smoke, this could be used in court during a for cause eviction. 

A good lease is a pre-printed form, widely circulated and tested in court thousands of time and occasionally revised.

The IRS (and courts) prefers evidence created when the work actually happens, not a spreadsheet reconstructed months later.

The letter alone might cause them to send money.File a suit in the court and follow all the steps.  

I will say, an eviction should still show up on a court record search as long as you got the applicants identification.I understand the apprehension behind not wanting to rent to people without social security numbers.

Most tech high-quality Tech coders are very good in .......... coding , making code efficient, calling different system call library and make optimization such as comparing performance in multi-threading environment, verifying ASIC logic with different memory size lol , in short most tech folks fits into Chief Architect capacity.But for real estate due diligence, LP need to have Chief Financial Officer capability, ability to read and understand financial proforma, forecasting revenue and understanding macro economic compact with certain interest rate sensitive.

IE landscaping  private park.. pickel ball court  etc etc. 

Eventually, both are going to face a class action lawsuit and end up in court over this one.  

Eviction isn't a great option here- I think you'd have major problems in court proving which tenant caused this issue or if it were tenant caused at all.
